Director, MPC Residential Sales

POSITION SUMMARY:  
Reporting to the VP, MPC Residential, this position is responsible for strategic residential land sales efforts and lot sales revenue for Master Planned Communities (MPC) in Houston, TX.  The Director, MPC Residential Sales creates value and profit by aiding in the development, marketing, and selling of land in mixed-use communities that will be recognized as high quality and special places.
 
ESSENTIAL JOB RESPONSIBILITIES:  
  • Lead the residential sales team committed to the long term capital appreciation of HHC’s Houston MPC’s through timely response to the desires of these key audiences: homebuyers, homebuilders, and internal team members.
  • Work closely with the VP of MPC to develop strategies, operating plans and initiatives to achieve desired business plan goals.
  • Assume responsibility for sales results of the communities and take measures to achieve strong financial results.
  • Lead residential land sales taking ownership of the negotiation process with desired homebuilders.
  • Work closely with VP of MPC, legal, and residential sales team to successfully contract all lots necessary to achieve business plan.
  • Required to track, measure, evaluate, and analyze residential home sales absorptions, lots absorptions and provide guidance on land development timing to ensure sufficient supply exists to avoid gap outs. Weekly, monthly, quarterly, and yearly reports are required.
  • Required to serve as the Developer’s representative on various Home Owner’s Association Boards and/or Committees related thereto.
  • Lead the efforts to continuously improve and adapt to dynamic business environments; bring clarity and focus to the ongoing management of the complex operations of large-scale MPCs.
  • Work with VP of MPC to identify the right lot mix, types, and product to ensure HHC remains relevant and cutting edge in the market space.
  • Aggressively look for opportunities to maximize the community’s sense of place and long-standing capacity to generate positive experiences for homebuyers working closely with land development and marketing.
  • Foster a customer focused culture within the team so that it is recognized as an industry leader for its capacity to work collaboratively with homebuyers, homebuilders, and employees.
  • Provide leadership to employees by holding team meetings, internal communications, and personal contacts.
  • Promote key intercommunity benchmarking and collaboration.
 
KNOWLEDGE, EXPERIENCE AND SKILLS:
  • Minimum of 8 years of progressive experience in residential real estate.
  • Exceptional leadership, communication, negotiation and problem solving skills with a minimum of 5 years supervisory experience.
  • Demonstrated quantitative, technical, and analytical skills to include both project management and business analysis.
  • Ability to determine and recognize quality and quickly recognize problems.
  • Polished Presentation skills.
  • Work with little supervision.
  • Interact effectively as part of a team.
  • Handle a dynamic work environment with competing priorities.
  • Excellent verbal and written communication skills.

EDUCATION, CERTIFICATIONS AND LICENSES:
  • Bachelor’s Degree required.
  • Master’s Degree in real estate, or other related degree programs, a plus.
