Job Description

Much of the employee's responsibilities result in time within the Central Plant, operating and maintaining shopping center HVAC. The employee also works within the shopping center common areas, performing related interior repairs and maintenance.  Occasionally required to operate and work from a high lift. Additionally, the employee works on the exterior, performing snow removal, servicing vehicles and performing other related exterior common area repairs.  Employee sometime operates various equipment, including high lifts and vehicles.
 
ESSENTIAL JOB RESPONSIBILITIES:  
  • Participate in a regularly scheduled rotating shift.
  • Maintain and repair Central Plant equipment.
  • Maintain and repair mall HVAC systems.
  • Maintain and repair center vehicles and equipment.
  • Perform general maintenance and repairs, as assigned throughout common areas including but not limited to painting, drywall repairs, paver replacement, plumbing repairs, and lamp, fuse and ballast replacement.
  • Effectively interact with tenants and customers.
  • Effectively cooperate with co-workers, contractors and contracted services including but not limited to marketing event support, and Specialty Leasing RMU repairs and relocations.
  • Perform property risk management assessments and modifications.
  • Other duties as assigned.
 
KNOWLEDGE, EXPERIENCE AND SKILLS:
  • Minimum 3 years Facility Maintenance or Trade/Field related experience.
  • Good tenant relations skills.
  • Valid Driver’s License if applicable.
  • Work with little supervision

EDUCATION, CERTIFICATIONS AND LICENSES:
  • High School Diploma or equivalent required.
  • Trade School’s Apprenticeship Programs.
  • HVA C-Refrigerant Reclaim Certified preferred.
WORK ENVIRONMENT:
  • The employee is occasionally exposed to moving mechanical parts, high precarious places, fumes or airborne particles, toxic chemicals and outside weather conditions.
  • The noise level in the work environment is usually moderate.
  • Desert environment results in cold winter temperatures and hot summer temperatures.
SPECIAL PHYSICAL DEMANDS OR REQUIRMENTS:
  • Climbing, lifting, and walking.
  • Operation of a high-lift, motor vehicles, other related equipment.
  • Use of computer software as it pertains to building automation systems.
  • Indoor and Outdoor exposure.
